A distinctive design style
Modern homes with clarity, balance and purpose
Jim Larcombe leads the design side of the business, bringing a refined, site-aware approach to each project. Since establishing his own practice in 2011, Jim has worked on a wide range of homes – from reworking tired mid-century bungalows into modern family spaces, to designing striking new builds that maximise light, views and layout.
He has built a reputation for clean, functional design that sits well within its setting and supports long-term living.

Responsive to challenging sites
Experience in tight, complex and protected locations
We regularly design for sites that come with restrictions or unusual constraints. These include steep plots, limited access, flood zones and conservation areas.
Decades of experience allow us to approach your project with foresight, making practical design choices that keep the build on track and within scope. If your site poses questions, we’ll work with local consultants to find the right answers and ensure the project progresses smoothly.

Practical design thinking
Focused on delivery, cost and long-term value
Aesthetics is just one element of good design. As well as ensuring that each home we design is visually stunning, our work is always grounded in practical thinking – how the home will be built, how the site will perform, and how to make the best use of space and budget.
Our design process is open and collaborative, working closely with you to understand your priorities and develop a design that delivers genuine value.

A joined-up design process
Stronger outcomes through design and build
We understand construction from the inside out. Our ability to carry a project through from planning to completion sets us apart from our competitors and helps us avoid the disconnect that often emerges between architects and builders.
Even if you’re only looking for design input at this stage, our knowledge of building systems and site logistics ensures a project that is achievable, efficient and ready to be built.
